# Schutle Verified

> Schutle Verified checks estate agency sales against land registers and publishes the result as signed records.

This is the machine-readable layer of Schutle Verified. Every certificate and verified sale is available as JSON-LD on its page and as signed JSON. A signed record can be checked against the public keys without trusting this site.

## About

- **What is verified**: each sale an agency publishes: that it happened, at that price, on that date, and that the agency sold it
- **Registry-verified**: matched to a government register (HM Land Registry, United Kingdom)
- **Source-verified**: matched to a trusted third-party source (Bayut transaction data, Dubai)
- **Only verified sales are published**. A sale that is unmatched or ambiguous has no record here
- **Never published**: the full address, house numbers or the register's own figures; records show street and postcode district

## How to check a record

1. Fetch the record: `https://verifications.schutle.com/{agency}/tx/{recordId}.json`. It holds `record` (the facts) and `signature.jws` (ES256).
2. Fetch the public keys: `https://verifications.schutle.com/.well-known/schutle-verified/keys.json`. Pick the key whose `kid` matches `signature.keyId`.
3. Verify the JWS with that key. Its payload must equal `record`. Any change to any field fails the check.
4. The record JSON also carries `unsigned`: how the page words the match, the note, the office and when it was last checked. It is outside the signature.
5. Record IDs look like `SV-001-T-3f9a1c2e7b4d`: the agency's Verification ID, then the sale.

## Performance certificates

- Each agency has a performance certificate at `https://verifications.schutle.com/{agency}/performance` and as signed JSON at `https://verifications.schutle.com/{agency}/performance.json`
- **Counts only verified sales**, at the register's price: verified sales, share of sales sent that verified, value sold, median price, middle half of prices, property mix, new-build share, and by office and area
- **Periods**: the last 12 months, then each calendar year. A year is complete six months after it ends, once late registrations are in
- **Minimum sample**: a figure is given only when it rests on at least 10 verified sales
